Appointed as Employers Agent and Project Manager by a specialist UK asset and investment manager, Reynolds Associates coordinated the design and phased refurbishment of a landmark property in Leeds city centre.
The comprehensive CAT A refurbishment programme was split in to two phases over an 18 month period and included the wholesale refurbishment of all unoccupied office suites and common areas, including a new feature reception area, exposed services, structural alterations and façade improvements.
The £1.7m transformation has created 20,000sqft of modern boutique office space, which is now fully let and help achieve headline rent figures.
Reynolds Associates were instructed to project manage and act as contract Administrator for the comprehensive refurbishment of Swan House, Sheffield providing c. 20,000 sq.ft of office accommodation and located in a prominent position on Sheffield Business Park.
Following an initial assessment, having agreed a brief with our client and taking into account advice from local commercial agents, Reynolds Associates formed the professional team, specified and competitively tendered the refurbishment works.
The project comprised of the replacement of HVAC equipment, full refurbishment of the office suites and core areas, WC refurbishment, installation of kitchen, installation of car charging ports and external envelope works.
The end result was delivered within budget and to an exceptional level of finish with the property now presenting brilliantly to potential tenants.
Reynolds Associates were appointed to Project Manage a new build Aldi store in Sherburn-in-Elmet, with a project value of £1million.
Development began with the demolition of a redundant office building and stores, and the new building shell was completed and handed over to Aldi for its final fit-out in August 2015, allowing Aldi to commence trading by November 2015.
The project consisted of a 16,500 sq ft store, including associates drainage, infrastructure and external works including 78 parking spaces. The building was designed to achieve a BREEAM very good rating.
Reynolds Associates were appointed as Contract Administrators and Project Management Consultants to investigate various roof leak issues at Northpoint Shopping Centre and provide a cost effective solution to address the ongoing problems.
Following a full roof assessment and the preparation of a Feasibility Report that included budget estimates, we were appointed to prepare Specification / Tender documents and obtain competitive tenders for the proposed works. Following a full tender analysis and Tender Report, the contractor was appointed using a JCT Form of Contract.
Our role during the construction phase involved monitoring Contractor progress on site, dealing with technical issues and administering valuation payments and financial statements through to practical completion, including agreement of the final account.
